Program Description
NightClerk AI sends transactional SMS messages to lodging property guests on behalf of independent motel and hotel owners ("Property Operators") who have authorized the service. NightClerk AI is operated by Akand Group LLC.
Messages are sent from a dedicated local phone number assigned to each property and relate exclusively to guest stays at that property.
Types of Messages
Messages sent through the NightClerk AI platform include:
- Replies to guest inquiries (check-in times, directions, WiFi credentials, property policies)
- Pre-arrival check-in instructions (sent approximately 24 hours before scheduled check-in)
- After-hours digital check-in and door access codes
- Follow-up directions, parking information, and property details (sent approximately 2 hours before check-in)
- Post-stay thank you and review request (sent approximately 24 hours after checkout)
All messages are transactional in nature and directly related to the guest's reservation or stay.
How Consent Is Obtained
Guests opt in to receive SMS messages through one or more of the following methods:

| Inbound-initiated | Guest texts or calls the property's NightClerk phone number, which is displayed on property signage, the property's Google Business Profile, website, and OTA listings. By initiating contact, the guest consents to receive reply messages related to their stay. |
| Booking-triggered | Guest provides a phone number when making a reservation through Booking.com, Expedia, or a direct booking channel. The Property Operator authorizes NightClerk to send transactional messages related to the reservation. |
| QR code | Guest scans a QR code posted at the property (front door, room key cards, parking lot signs). Signage adjacent to each QR code includes the disclosure: "By scanning, you consent to receive SMS messages about your stay. Msg & data rates may apply. Reply STOP to opt out." |
| Web sign-up | Guest enters their phone number on the property's website or NightClerk-hosted guest opt-in page at nightclerk.ai/sms-optin, which displays consent language and links to this SMS Terms page. |
Consent to receive messages is not required as a condition of purchasing any goods or services, making a booking, or checking in to the property.
Message Frequency
Message frequency varies based on guest interaction during their stay. Typical volume is 1–5 messages per guest stay. Guests who initiate more conversations will receive correspondingly more replies. Automated sequences (pre-arrival, post-stay) are limited to a maximum of 3 scheduled messages per reservation.
Opt-Out Instructions
Opt-out requests are processed immediately. Opting out of SMS does not affect your reservation or ability to contact the property by phone or through OTA messaging.

Supported Carriers
NightClerk AI messages are delivered via the Twilio messaging platform and support all major U.S. wireless carriers, including AT&T, T-Mobile, Verizon, and others. Carriers are not liable for delayed or undelivered messages.
Privacy & Data Use
Guest phone numbers and message content are processed by NightClerk AI solely to provide the guest communication service on behalf of the Property Operator. We do not sell, rent, or share guest phone numbers or message data with third parties for marketing purposes.
Guest phone numbers are shared only with service providers necessary to deliver messages (Twilio for SMS delivery). For complete details on data collection, retention, and your privacy rights, see our Privacy Policy.
For Property Operators
Property Operators who use NightClerk AI to message guests are responsible for:
- Ensuring they have obtained appropriate consent to message guests in accordance with applicable law, including the Telephone Consumer Protection Act (TCPA)
- Keeping their property knowledge base accurate and up to date
- Honoring guest opt-out requests processed through the NightClerk platform
- Complying with all applicable federal, state, and local regulations regarding automated messaging
